How much does it cost to design and build a custom home on the Northern Beaches?

Every home is different, so we price against your actual site, brief and finishes rather than a headline per-square-metre figure. After an initial consultation we prepare a detailed estimate tied to real scope, and we explain fixed-price versus cost-plus openly so you can choose what suits your project — you’ll see where the money goes before any contract is signed.

How long does a design and build project take?

As a guide, design and approvals and construction each take varying amounts of time, depending on the size of the home, site conditions and council. Because our designers and builders work together from the start, we can give you a realistic programme early and keep you updated against it throughout.

Should I renovate, or knock down and rebuild?

It depends on the condition and layout of your existing home, your budget and what you want to achieve. In our first consultation we walk your site and give you an honest view — sometimes a renovation or extension delivers the result you want for less, and sometimes a knock-down rebuild is the better long-term investment. Either way, you get one team for both the design and the build.

Do you manage council and DA approvals?

Yes. Our in-house design team prepares the documentation and manages the full Development Application process with your local council, so you’re not coordinating separate consultants. We know the Northern Beaches Council requirements and coastal conditions, which helps avoid delays.

Are your designers architects?
