Why does my balcony leak?

Almost always a failed or wrongly-detailed waterproofing membrane — or falls and drains that let water pool instead of shedding it. Water then tracks through tiles and grout into the slab and the rooms below. We diagnose the exact path before we quote.

Can you fix it without replacing all the tiles?

Sometimes a localised repair is possible, but a proper fix usually means lifting the tiles to replace the membrane underneath — that’s where the leak is. We’ll tell you honestly at the assessment what your balcony needs.

How much does balcony waterproofing cost?

It depends on the size of the balcony, the state of the membrane and whether there’s concrete damage underneath. We price against your balcony after a site assessment and give you an itemised scope before any work starts.

Do I need to fix concrete cancer too?

Often, yes — a long-term leak rusts the steel in the slab and starts concrete cancer. If we find it, we treat it before re-waterproofing so the repair lasts. See our Concrete Cancer page.

How long does it take?

Most residential balconies are a matter of days once works start, depending on size, drying times and whether concrete repair is needed. We give you a realistic programme up front.
